A property lead goes cold in hours. What counts here is who replies first.

Can it find properties that match what the client wants?
Yes. It cross-checks area, price, bedrooms and whatever you have loaded, and offers two or three. If nothing matches it says so, rather than showing anything at all.
Does it book viewings on its own?
Yes, against the real diary of the negotiator handling that deal. If the client has no preference, it spreads them across whoever is free.
Can it take calls as well as WhatsApp?
Yes. The voice agent answers when the office is closed, finds the property they are asking about, books the viewing and leaves the record filled in. In our case it replies in three tenths of a second.
Does it give the exact address of a property?
No. It gives street and area; the exact address comes from the negotiator when the viewing is confirmed. It is what any owner would ask for.
Can it capture vendors, not just buyers?
Yes. It takes the details of anyone wanting to sell or let, asks the questions of an initial valuation and alerts the team with the record ready.
Does it follow up leads that go quiet?
Yes, with a follow-up message a few days on if that person has not written back. It stops the moment they reply or ask not to be contacted again.
Does it connect to my CRM?
To the one you use, or to the one we set up. What matters is that the client record lives in one place and not scattered across each negotiator's WhatsApp.
Do you have this running already?
Yes. It is our estate-agency case: a site in three languages, a voice agent, a WhatsApp bot and the automations wired to the CRM, all live.
Can it send the property details over WhatsApp?
Yes, with photos, price and key features. It is what nine out of ten enquirers ask for before deciding whether to view.
Does it qualify the buyer before passing them to a negotiator?
Yes: budget, area, whether they need a mortgage and when they want to move. The negotiator gets a filled-in record and does not burn the first call on the basics.
Does it recognise someone who called before?
Yes, by their number. It knows which properties they have seen and which viewings they have, so they do not repeat their story every time.
Can it remind someone of a viewing the day before?
Yes, and the client confirms or cancels right there. A viewing that falls through unannounced is a wasted hour and an annoyed owner.
Can it work in several languages?
Yes, and in areas with foreign buyers that is the difference between closing and not closing. It detects the language of the message and carries on in it.
Does it filter out time-wasters?
The qualifying questions filter by themselves: someone who will not give a budget or an area rarely reaches a viewing. It blocks nobody, but your negotiator sees the complete records first.
